A LOCAL COMPANY YOU CAN TRUST GREAT SERVICE! WWY BIGGER IS NOT BETTER.. ..BETTER IS BETTER! |
FLAT FEE MLS LISTING SERVICE
Selling your house is easy as
1-2-3 !!

You pay a one time nominal fee of a few hundred dollars, and that's it. You can still be a "For Sale By Owner" and pay no commissions*, and at the same time, your property is exposed to and actively marketed to over 4500 local Realtors and their thousands of potential buyer clients and customers. It would be impossible to get the same amount of advertising and exposure for such a minimal expenditure.
Sign up today, get on the MLS immediately and REALLY get your place on the market. You and your property won't be invisible any longer!
Three easy steps:
1) Get your property ready to sell, put a price on it and stick a sign in the yard. (you already did this, so you are 1/3 of the way there!

There may be slightly more to it than that,
(which you probably already know, since you don't have a buyer yet
) so here's a little check list in case you forgot something or want a little
extra help just to make sure you've covered all the bases:
Condition is the second most important consideration and the item that you have the most control over.
Location is an important consideration to most buyers ("location, location, location") but is something you can't do anything about at this point of the game. There are, however, a number of techniques, tactics and tricks that you can employ to mitigate any adverse location issues that you may have.
Price is always very important, and particularly in the type of market conditions we have right now. Have an appraisal completed in advance or have us do a Comparative Market Analysis and Broker's Opinion of Value. You can also get periodic updates of recent sales activity and information about competing properties. We can also email to you all of the similar listings that come on market so you can easily track values and trends in your neighborhood.
Full exposure to the marketplace! (See step #2 below). Like it or not, the truth is that your property is pretty much invisible right now to the majority of the qualified buyers out there. Unless you have an unlimited budget with literally thousands of dollars to spend, the cruel truth is that you will never reach even a fraction of the real buyers who are qualified, motivated, informed, and actively looking today unless your property is listed on the MLS. Proof? Your house is not sold yet and you don't have any real prospects! Almost 100% of those best buyers are looking on the MLS system or on a public access web site with property searches that are originating from the Multiple Listing Service database of homes. The reason those people are looking there is because the MLS information is free to those buyers, it is all nicely organized, it is all in one place, and it is reliable. Additionally, the MLS typically contains 85%-90% of all homes on the market at any given time, so they can see it all in one place! Where would you look if you were house hunting? Easy answer, huh? When we upload your property information to the MLS later today, it will soon be seen by all of those best buyers. When those buyers come forth, you can still sell the place by yourself directly to them* (with no commissions*) or you can negotiate through their Realtor if they have one and if you choose to do so.
2) Get your property information and presentation in front of every single qualified and actively looking buyer out there for pennies per day! (this is where the Multiple Listing Service and the Internet go to work for you)

With the help and power of the MLS, your property is directly and instantly visible and available to 100% of the qualified and most highly motivated buyers in the marketplace, whether they are shopping on their own or working with a realtor.
Your property is instantly in the MLS database of homes that is monitored by almost 4500 local realtors and that is searched daily by those realtors as well as their buyer customers and clients.
Your property immediately appears on literally hundreds of public access websites that allow potential buyers to search for homes meeting their specific needs.
3) Get an offer and get it closed! (This little problem takes care of itself once you find the right buyer who has the financial ability and the motivation)
