HERE'S HOW IT WORKS

 

Our flat fee listing program is a great value and you will find that you get an excellent full exposure to the market at a very nominal cost. 

 

You are very simply hiring our company and ultimately the Multiple Listing Service to advertise and market your property for a one time fee that is paid up front.  There are no other costs to you.  In short, you provide your property details and the information you would like the buyers to see, and we key it into the MLS database where it is immediately accessible to thousands of potential prospects.  As part of our service, we do provide at no extra charge valuable tools that will help you attract buyers, track your progress and ultimately help you with your sale.  You will have our high quality high visibility real estate yard sign, an electronic lockbox (at your discretion) for tracking showings and follow-up, periodic showing report updates, and an hour of real estate consultation by a licensed broker with over 20 years of experience in the local market.  Additionally, we are standing by to offer you an entire menu of other services as you may need them and request them from us; either online or in person at our office.

 

It's pretty simple really.  You will be up and running on the MLS system within hours, and hopefully you can attract a buyer and an offer right away!

 

You may offer whatever amount that you wish to the buyers' brokers/selling agents who will bring a buyer.   The MLS rules specify that there must be "an offer of compensation", but because of anti-trust laws, there is no set amount that is dictated by anyone.  To meet that requirement, a dollar will do.  Most MLS listings offer 3% to the buyer's broker as a "typical" amount or standard of the industry, but again, it is up to you as the seller and property owner.  Some of our customers are only targeting the buying public and have no desire to attract the real estate community.  Others know that it is possible for the buyer to pay their own broker for buyer representation services if the seller is not willing to pay a commission.  Most understand that the buyers and/or the market is controlled to some degree by the real estate professionals, and therefore gladly offer a fee for the expertise and efforts that the buyers' brokers will be contributing to the process and bringing to the table. This amount will be published in the MLS system, so the agents and brokers will know in advance what the agreed commission is to be at the time of closing.  At the same time, you still retain the ability to sell your property by yourself, you are still a "for sale by owner" and will be dealing directly with buyers and/or the real estate agents.  By doing so, you will of course have the potential to save money in the process.  In the event the buyer  is not being represented by an agent and has come directly to you, there would of course be no commissions due to anyone*.

We are actually a full service real estate company, a member or the local MLS and various Realtor organizations, and have been in business in the Boise area for 25 years or so.  Our core business is full service real estate, but we offer the flat fee listing service to accommodate the segment of the market that wants to save some money, retain the ability to sell the house by themselves, and does not wish to be represented by a broker for whatever reason.  We offer this service in response to a demand in the marketplace for more complete exposure to the qualified buyers in the marketplace without being committed to large commissions.

 

Your listing will look like any other full service listing or normal listing with our company or any of the numerous other MLS member broker companies; big or small.  We can display up to 10 color photos online as well as all of the details and specifics of your property.  It will be seen by approximately 4,500 agents and all of their prospective buyers as well as the general public.  Many people will also see your home while doing a home search on any of the numerous public access web sites that use the MLS database of homes.  It is possible that some of those people will come directly to you to purchase the home.

Click here for the blank listing agreement form Agreement that we use (we will fill this one out for you and as required by Idaho law, it will require your original signature and the original signature of the broker).  You will only need to fill out the property disclosure form Disclosure Form and the property data formProperty Details.  If we already have some of the information on file by virtue of an old MLS listing or PBO information, we may be able to save you some time and energy in the process of information gathering.  Basically, you give us most of the info on and about your house and we key it into the MLS system.  We have a lot of the technical information already (legal description, lot size, etc.) from the Ada County Assessor web site and our own MLS database, so you just need to provide the specifics of the house; room sizes, type of heat, photos, etc.  If necessary we can help with that as well.

 

We are ready to go to work and can have your place on the MLS and on the market within a few hours.
