AGENT REMARKS:   This wonderful home has been brought up to present day standards over the past 13 years by the present owners and prior to that by the previous two caring owners.  Everything has been done professionally and to high standards with some of those items as follows:   (1992)Burry Construction added a new upstairs bedroom and a new roof.  They also re-insulated the house and updated much of the wiring and plumbing.   (1994)Prior owner added the center island in the kitchen, the dark solid surface counter top, and the high end appliances that are presently in the home.   (1996) Gary Walquist Construction remodeled the upstairs bathroom with a new shower, sink, tile floor and wainscot, and the vintage claw foot tub.  Various other improvements were made to the plumbing at about that same time.  Installed new seamless gutters for roof runoff. Installed new wood thermal pane insulated windows.  Added an Allsafe chimney and new chimney cap with masonry repairs as well.  The chimney was inspected and noted to be in excellent shape.    (2000)John Frazier Construction constructed a new 584 sqft. basement in place of the old cellar and mechanical area. It now has a big garden window with lots of light and for egress safety.  There is also a handy storage room with built in shelves and plenty of room for a freezer or spare fridge.  The new furnace room likewise has lots of extra storage shelves and now features a new gas water heater with in-line filter, a new 90+% high efficiency gas forced air furnace and new central A/C cooling system.   (2004)New wrought iron front perimeter fence and related yard landscaping improvements.   (2006)Frazier Construction Expanded and replaced the older sun room with a new addition that includes the three closets and master bedroom carpeting.  This master BR suite is more than 15’x27’ with plenty of room for a sitting area, media spot, exercise area, sewing room, library or what have you.  What’s even better is its main level location for convenience and broad appeal.   (2007)The main level bathroom was also remodeled and upgraded with a new walk-in shower, tile floor and shower surround, new Kohler commode and vintage inspired pedestal sink.   Some, but not all of the features and wonders of this home are itemized here.  A wonderful gourmet kitchen with top of line appliances, tile and solid surface countertops, Thermadore gas cook-top with electric oven, Sub Zero fridge, center island, two sinks and custom cabinets; some with leaded glass windows for displaying those decorative kitchen items. In addition the dream master BR mentioned above, there are two additional full sized bedrooms; one with high vaulted ceilings, a view of Bogus Basin ski area and two large closets with organizer shelves.  There is also what could be a 4th bedroom, computer room, office, sewing room or study, although it does not at present have a closet.  The basement family room could also serve as an additional bedroom, since it has such nice light and an egress window, and would be perfect for a teen or visitor.  Most windows in the home have high quality pleated and insulated cellular blinds; some that retract in both up or down directions.  Some of the rooms have gleaming oak hardwood floors and there are accents everywhere with crown molding, chair rails, wainscot, wide molding and custom woodwork in evidence and on display.  The formal living room features a cozy wood burning fireplace and a beautiful mantle with more of those elaborate woodworking details.  The country kitchen eating nook area is spacious with a high vaulted ceiling and has the nice recessed can lights that are also seen in other areas throughout the home.  A main level utility room has lots of storage shelves and cabinets, and is in a great central location for convenience and efficiency.  There are lots of little artistic touches, like the leaded glass decorator windows and the period architecture of the house itself.  A cute front porch faces East for bright morning sun and has room for your glider or rocking chair!  Nice private yard and garden area with pavers and sandstone patio slabs, raised garden beds and two outdoor decks.  Garage with automatic opener, a garden shed for plants, plus a 10x12 StorMor shop and storage building for all of those extra things!  In addition to the garage, there is ample parking for two additional full sized vehicles just off the paved alley between this home and the mansions on Harrison Blvd.  Of course, there are automatic sprinklers and a low maintenance design to minimize gardening labor and cares.  The raised beds even have a drip irrigation system to keep those veggies and flowers happy.  A tranquil pond with waterfall adds some interest to the back yard and the handy garden shed is a great spot for plant starts, gardening chores and more storage.  A professionally constructed StorMor 10’x12’ building with shelves, work benches and electricity serves many handy uses.  The property and lot size is larger than typical with wider side yards for more privacy, better access and better appeal.  This home is an excellent value and a rare find, with its unique combination of condition, location, and price.  It is available right away and should be an excellent investment and a happy home for the new owners!
